01 / THE IDEA

Considered homes begin with understanding.

Every home starts with a different set of needs. Some begin with an empty block and a new brief. Others begin with a house that no longer suits the way its owners live. The process starts by understanding the site, the opportunities and what needs to change.

02 / THE PORTFOLIO

Selected work.

Two ways to explore the work: completed homes and residential projects still being developed.

COMPLETED PROJECTS

WORK IN PROGRESS

In design

Current residential projects, explored through architectural design, sketches and visualisations.

Workshop note: Four project status corrections have been confirmed. Other working titles, images and descriptions remain subject to review before publication.

03 / TRANSFORMATION

Seeing the possibility.

Alterations and additions can reshape how a home looks, functions and connects to its surroundings.

04 / RESIDENTIAL SERVICES

Two starting points.

The same clear design process, adapted to two quite different types of project.

01 / STARTING FROM A SITE

New homes

For a new residence, the process begins with the land itself: the site survey, planning controls, orientation, building form and the way you want to live.

02 / WORKING WITH WHAT EXISTS

Alterations & additions

For an existing home, the design starts by understanding the original building, what can be retained and how new spaces might improve everyday living.

A CLEAR DISTINCTION

Different buildings. Different questions.

New home

A site-led design: establish what is possible on the land and develop the building from the ground up.

Existing home

An investigation-led design: establish how the current building works and how it can be changed.

SERVICE 01

Designing a
new home.

From initial site assessment to architectural design, documentation and the appropriate approval pathway.

What happens during design? +

We start with your brief and a review of the property, planning controls and site opportunities. The design is then developed through three sketch-plan steps:

  1. Sketch Plan 1: initial site-based design, presented with 3D computer modelling.
  2. Sketch Plan 2: refinement following your review and feedback.
  3. Sketch Plan 3: final design direction, including the proposed external material and colour intent.

The standard new-home design scope provides an initial meeting, up to two further meetings and up to two design revisions.

What drawings will I receive? +

During design, the material normally includes a site plan, dimensioned floor plans, elevations, sections where needed and 3D visualisations. The later working-drawing stage develops the architectural documents for approvals, general builder pricing and residential construction.

Depending on requirements, these can include roof and area plans, window and door schedules, energy-rating and bushfire notes, shadow diagrams and other supporting plans.

What do I need before we start? +

A current survey prepared by a registered surveyor is normally needed. For new homes, the standard agreement requests this in DWG/CAD format, showing site boundaries, levels, existing structures, services and significant site features. Preliminary discussions can happen before the survey, but proper design documentation may need to wait until it is available.

How long does the design stage take? +

The standard new-home agreement allows approximately three to six months for the design stage. This depends on the site, decisions, consultant information and any indicative builder feedback. Later documentation and statutory approval periods are separate and depend on the project.

What about approvals, energy and complex sites? +

We examine the likely ACT approval pathway for the design. Where eligible, a development-approval-exempt approach may be considered; other sites may require an Exemption Declaration or full Development Application. Building Approval is a separate requirement. Statutory submissions and specialist reports are additional services or can be arranged through your chosen certifier or consultants.

Rural or complex sites may also require bushfire, geotechnical, wastewater, stormwater, ecological or other specialist advice. Residential energy ratings can be undertaken by the practice or by a separate qualified assessor. Read about residential energy ratings.

SERVICE 02

Making more of
what you have.

Renovations, extensions and alterations shaped by the original home, your current needs and the property’s constraints.

How do you approach an existing home? +

The first step is to understand the existing house and the changes you want to make. We review the original plans and current site survey, consider planning constraints and explore design options before choosing a preferred direction.

The design then develops through preliminary, revised and final sketch plans, with floor plans, elevations, sections and black-and-white 3D form studies to help communicate the proposal.

How does the documentation differ? +

As well as the ordinary architectural drawings, an alteration project may require demolition plans, building-envelope information, shadow studies, protection of existing landscape, waterproofing and accessibility details, and erosion-control documentation. The extent depends on the design and approval pathway.

What do I need to supply? +

The standard alteration agreement asks for the original residence drawings and a current site survey. When original plans are missing, extra work may be needed to establish the existing conditions before design can proceed reliably.

How long does it typically take? +

For typical alterations and additions, the standard agreement allows about two to three months for design and documentation before an approval submission, depending on feedback, the existing building, design changes and other project requirements. Approval assessment periods are additional.

Can you help with approval applications? +

Yes, where agreed. Depending on the property, an eligible minor-approval pathway or a full Development Application may be needed. Additional clearances can also arise for trees, driveways or services. The client, builder or certifier may alternatively manage the applications.

The descriptions above are a public-facing explanation of the standard ACT services, not a substitute for a project-specific proposal. The scope of work is confirmed before engagement.

05 / THE PROCESS

What to expect.

A practical sequence, with each stage explained and agreed before work proceeds.

01

Brief & assess

Discuss the way you want to live, review your site information and identify constraints that will shape the design.

02

Sketch & refine

Review floor plans, elevations and three-dimensional studies; provide feedback and resolve the preferred design.

03

Draw & approve

Develop the architectural documentation and, where agreed, assist with the approval pathway and supporting material.

HOW WE WORK

Designed to make decisions clearer.

Designs are presented in drawings and three dimensions so you can understand the proposal before progressing. The architectural work is staged, with services confirmed in an individual fee proposal. You can arrange your own builder and consultants, with the precise roles agreed for each project.

We do not assume every project needs the same approval route or the same supporting reports. These are assessed for the site and proposed work.

07 / RESIDENTIAL ENERGY RATINGS

Better homes.
Better performance.

Residential energy assessments, informed by architectural design experience.

Jefferson Godfrey provides residential energy ratings for his own architectural projects and, on a case-by-case basis, for homeowners, builders and other designers. Registered architect (ACT No. 1088), ACT construction occupations licence No. 2011194 and HERA member No. 10326.

The advantage is practical: if a design needs improving to meet the relevant energy requirements, I can assess its architectural implications and help identify sensible changes.

08 / PRACTICAL INFORMATION

Before you call.

Answers to the questions that most often come up when planning a residential project.

Do I need a survey before we begin? +

A current survey is normally required for design. A new-home survey should be supplied in DWG/CAD format. For alterations, original house plans are also important. We can discuss your project before all documents are ready.

Can I use my own builder? +

Yes. The standard service arrangements suit clients who appoint their own builder or act as owner-builders. Builder selection, tendering, negotiation and construction-cost management are not included in the standard architectural scope.

Do you produce 3D views? +

Yes. Three-dimensional studies help explain the building's shape and design as ideas develop. New-home projects can include preliminary external material and colour visualisations. These are illustrative, rather than detailed interior-design or finishes-selection services.

Will I need Development Approval? +

That depends on your site and proposal. Some projects may qualify for an exempt pathway or minor declaration; others require a Development Application. Building Approval is considered separately. Eligibility and the most appropriate pathway are reviewed for each job.

Does your service include interior design? +

Detailed interiors, kitchen and joinery design, fixture selections and finishes schedules are outside the standard architectural scope. If these are needed, they should be discussed and separately agreed before work proceeds.

Who organises specialist reports? +

Surveying, structural engineering and other specialist reports are normally arranged and paid for separately. Rural or constrained sites may need bushfire, wastewater, soil, stormwater or ecological advice. Where provided, information can be incorporated into the architectural documents within the agreed scope.

Do you supervise the builder on site? +

Construction supervision, inspections, certification and formal contract administration are not part of the standard service. Additional architectural input during construction can be discussed separately.

Can I engage services in stages? +

Yes, work is staged. A project-specific proposal sets out what is included, and a further stage proceeds once it is agreed. New-home services are expressly set up with written approval between stages.

Project scope, consultant requirements and any statutory pathway are confirmed individually. These general answers reflect the practice's standard 2026 ACT residential service agreements.
